Florencia tour

The Florencia, a luxury condominium in downtown St Petersburg on Beach Drive, was built by JMC Communities, a well respected local developer, who builds a quality product and stands behind it. The decor of the common areas is traditional and inviting. The majority of the amenities are on the third floor and the pool/spa area is on the western side of the building. The main gathering room and outdoor gardens overlook South Straub Park, the Municipal Marina and St Petersburg Yacht Club Marina, and out into Tampa Bay.

400 Beach – located in downtown St. Petersburg, Florida

400 Beach, a luxury condominium completed in December 2007 is located on Beach Drive NE in downtown St. Petersburg. It is on Beach Drive NE and takes up the whole block from 4th Ave N to 5th Ave N. The ground level on Beach Drive and 4th Ave have retail shops and restaurants (so far only one shop is open, but that’s the plan) so the actual entrance to the condominiums and to the garage are to the west of the building, on Bay St.

Across Beach Drive is Vinoy Park, a public park that sometimes has art shows, music concerts or other entertainment. Most of the time it’s a quiet, green park. Vinoy Park is bordered on the east by Bayshore Drive and then a sidewalk that runs along the waterfront. Vinoy Basin is a protected “harbor” that often has moored sailboats. The marina for the Renaissance Vinoy Hotel is on the north side, and on the east side the basin opens into Tampa Bay. The annual Christmas Boat Parade comes into the basin and circles it before heading back out into the bay.

Buying a condo in downtown St Petersburg #1

If you’re buying a condo in downtown St Petersburg Florida, there are several questions you should ask. Here’s #1:

What is the ratio of owner occupied units to the total number of units? There may not be a way to know the true number, but a good gauge is knowing how many of the units have a Homestead Exemption.

For 2007 Vinoy Place owners have homestead exemptions on 71% of the units; Parkshore Plaza on 44% of the units; 475, with a majority of units still unsold, has just 18%; Whitney Plaza, mostly unsold as well, has 0%.

Ovation St Petersburg is Rising to the Occasion

JMC invited some of us today to visit the construction of Ovation luxury condominiums in St Petersburg. We were able to go up into the building, look at the views, and see what you’d see from each room. Fantastic views! This will be a 27 story structure, with only 2 condominiums per floor, which means you get both sunrises and sunsets. The top penthouses have the entire floor. Permanent Chihuly Exhibit coming to St Petersburg Florida

DChihuli Bowl - click to enlargeale Chihuly signed an agreement yesterday with The Arts Center that will bring a permanent exhibit of Chihuly’s unique glass art to St Petersburg, Florida. Back in 2005 Chihuly announced an exhibit that would be part of a larger development including condominium buildings and retail, as well as The Arts Center. Signature Place unveiled

Signature Place UnveiledSignature Place St Petersburg has removed the blue plastic from the windows on its west building – and what a difference it makes! I did a double take as I passed it driving home tonight, so I came back around the block to take this photo. With the blue plastic on the windows, it looks like a construction project – with the blue plastic removed and the windows unveiled, it looks like – a building! Hmm – wonder how soon I can move in?

Opus South moves north

Opus South Corporation, the developer of both 400 Beach and Parkshore Plaza, is moving its regional (Southeast) headquarters to Atlanta. It will continue to have local offices here in Florida, and according to the Tampa Bay Business Journal, senior vice president Jerry Shaw is quoted as saying that Opus’ development interest in the Tampa Bay area is not decreasing and in fact, they plan to expand.

Decorator Showhouse at 400 Beach

400 Beach is the site of this year’s fundraising Decorator Showhouse for the Florida Orchestra Guild. The show continues this weekend and you’ll be able to see two waterview condominiums, one on the 21st floor (offered at $1,790,000 unfurnished) and the other on the 26th floor ($2,475,000 unfurnished). The show runs through March 30th.
