Today they completed the post tension stress cables in both directions. Looks like the site is ready for the pour.

Closings can be beginnings

Yesterday was the closing on a waterfront home here in St Petersburg – actually one in my neighborhood, Broadwater. I represented the buyers, which is nice because it means they’re coming here rather than leaving here. These buyers started looking a few years ago, waiting for the right time and the right house. Recently they found it.
A few minutes ago a florist delivered a vase of beautiful flowers, large and bold, with bright, happy colors, and tropical leaves (how did they know what I liked – or did they guess?). They were accompanied by a note saying,
Sharon, thanks so much again for working with us through this over the last several years. We are both very happy with the result and especially the friendship you’ve shown us. … Barb & Jeff Boehler
Barb & Jeff have been great to work with, and we look forward to sharing many good times with them in the years ahead.

Teardown Chronicle – Day 9 (11)

At first when this cable was in huge coils on the ground, we weren’t sure what it was. Now that there are several sections of it, we can see that there are many pieces with tension ends. These have been stretched
across the foundation area in two directions, forming “squares”. The “chairs insure that the reinforcing is suspended in the middle of the foundation, and doesn’t slip to the bottom. These appear to be post-tension cables (rather than the typical wire mesh that has been used for years) which would improve the structural strength and integrity of the concrete foundation.

The “footprint” has been prepared, is level, is compacted, has been treated for termites and other wood destroying organisms and a vapor barrier has been spread out under what will be the foundation.

Broadwater has new street signs

Broadwater has been getting new street signs lately. Nice black posts (matching stop signs) have the Broadwater logo identifying the neighborhood – notice the sailboat logo representing the majority of homes here that are on sailboat water.
Our street, 48th Ave S., is the longest street in the neighborhood and also the one many people don’t know is there (and can’t find when they’re searching for an address. Because of the marina and the canals, it’s one of those “you can’t get there from here” streets. You have to turn on 46th Ave S, then turn south on 38th St S which turn turns a right angle and becomes 48th Ave S. It’s nice to have a custom street sign that indicates how to get there.
The neighborhood residents donated hours of community work to provide a matching portion for the grant from the City of St. Petersburg for the new signs.

Teardown Chronicle – Day 7 (9)

From the street you wouldn’t see much difference from yesterday, but I drove by during the day and saw the crew working, digging and laying pipe.
I hadn’t seen this particular subcontractor before – Plumbers of Suojanen Enterprises, but their website indicates they’ve been here for 18 years – must be because they’re from Odessa and I’m in St. Pete.
Of course I googled them, and found not only the site linked about, but their companion “retail” site, the Pampering Plumber. That’s an oxymoron, isn’t it? If you want a surprise, check out their site. Whether you want to shop for plumbing fixtures or just call for service, this might be a place to check out.

Is your agent internet savvy? Google them.

Many real estate agents will tell you that they post lots of places on the internet and that they’re internet savvy. Why not check them out? Just google them (go to the google search box, enter their name, and hit enter). This isn’t the only way to check, of course, but when one agent has 86,600 links and another one has 346 links, that should tell you to check further. Unfortunately, this can be complicated when the agent you’re checking has a common name and the number of references refer to more than one person.
As Bill Gassett said:
** In the Real Estate world it is crucial to have an online presence. I know if I was selling my home I would not want to be using a “secret agent”. I would want someone in my corner who knew how to expose my home to the masses online. One of the easiest ways to see if a Realtor will do a good job marketing a home is to see if they have a good online presence.
This can be accomplished by Googling a Realtors name. There should be pages and pages of results!! If you Google a Real Estate agents name and don’t come up with much information it means they don’t know how or have not invested the time to market themselves on the internet. If they don’t know to market themselves, how could you possible expect them to do a good job marketing your home?

Brazil this afternoon in St. Petersburg, Florida

St Petersburg has lots of cultural festivals, the most known being the annual SPIFFS International Folk Festival, which celebrates the culture, traditions and foods of many nations.
This afternoon is the Brasil Arts Festival at Nova 535 at Dr Martin Luther King St N, St Petersburg. This is their third annual festival and will feature the O Som do Jazz music group. Tampa’s Volta ao Mundo will present a demonstration of capoeira, which blends dance and martial arts.
While watching you can enjoy a caipirinha, a Brazilian cocktail made with cachaca, a rumlike liquor.
Visit David Manson and his Brazilian wife Andrea Moraes Manson and listen to some of the wonderful music. – there’s a selection of 18 sounds – perfect for a Sunday afternoon.
