Costa Rica sunset

In August, Tami and I went to Costa Rica to begin exploring real estate opportunities for our clients. We went to the central Pacific Coast, to the del Pacifico development, in Esterillos, between Jaco and Quepos. The gathering was a great opportunity to really experience living in Costa Rica, and meet the people who would be living around us. One of the potential buyers who was there, Jeff Jones, took this sunset photo, which I think is a great introduction to the beauty of Costa Rica. I’ll be posting several more articles, but for now I can say – we were impressed, and we think there are real estate opportunities. Thanks, del Pacifico.

Teardown Chronicle – Day 57 (81) – Front Door

Now that the exterior and the roof are done, there’s not much difference to see in driving by each evening. Through the windows you can see the interior partitions going up, and here you can see that the front door has been installed on the ground floor.
According to FEMA requirements, a small entry foyer is allowed on the ground level.

Kahwa Coffee Shop in downtown St Petersburg

Kahwa Coffee Shop, with French roots, is on the corner of 2nd St N and 5th Ave N in downtown St Petersburg Florida. Owned by Perrier and Thibault, it’s become a favorite “Cheers” type of place. Even the New York Times wrote about Kahwa in their article on St. Pete.

Davis-Anthony Home & Garden to open at Parkshore Plaza

Davis-Anthony Home & Garden is scheduled to open October 1st, 2008 in Parkshore Plaza in downtown St. Petersburg. Davis Freeman and Philip Weber is for city dwellers with balconies as well as homeowners with yards. They’ll have everything from potting soil to window boxes to statuary – and gift items as well.
For the black thumbs among us (which means me) Davis-Anthony will be offering plant maintenance as well as delivery. Planning to decorate for a special party? They can help with this as well, for small or large parties.
Davis-Anthony will be open 7 days a week starting October 1st at 300 Beach Drive NE. Weekdays from 10 am – 9 pm, Saturdays from 8 am – 9 pm, and Sundays from 11 am – 6 pm.
Davis-Anthony Home & Garden will be located in the space where the Croatian Art Gallery was located. We were sad to see that gallery close, but certainly welcome Davis and Philip to downtown St Petersburg!

Trend is toward open floor plans

When this waterfront home in Broadwater (St Petersburg Florida) was recently renovated, the kitchen took the center spot and is open to the rooms all around it. Most buyers today want open plans, for informal living. They’ll appreciate the granite counters, warm wood cabinetry and stainless steel appliances, and the porcelain tile floors throughout the home. With the master bedroom and attached office/den on one side of the house and the two additional bedrooms on the opposite side, the entire center of the home is open, with flexible space that can be furnished to suit the new owners’ lifestyle. By the way, the next door neighbors thought twice about recommending me to the owners, as they really wanted them to stay instead of selling. The people living on this block think that they have the best neighbors in all of Broadwater. (So do the owners on many other blocks in Broadwater).

The roofing has been installed over the roof deck. This is the actual roofing – the tiles that will be installed later are decorative, though they also serve to protect the roofing from the sun and elements.

Teardown Chronicle – Day 50 (72) – Interior Work

The new waterfront home in St Petersburg (you can see the boat when you look through the house) is now starting to have the interior work done. The interior studs have been installed and now you can see the wallboard installed in this portion of the ground level. Although this ground level is not “living space”, a small foyer is allowed to be finished and air conditioned. The remainder of the ground level is garage and storage space.

August was a slow month in Broadwater. There were no sales.
One home went to contract in August. It’s a 10 year old 3 bedroom waterfront pool home with 4,585 sq ft, listed at $1 Million. It was originally listed mid-March of 2007 at $2 Million.
