Waterfront homes: There are currently 11 waterfront homes in Broadwater currently on the market, ranging from $375,000 to $1,000,000. Three Broadwater waterfront homes are under contract, with list prices ranging from $350,000 to $399,000.  11 waterfront homes have sold in Broadwater this year, ranging from $275,000 to $750,808.

Non waterfront homes: There are currently 5 non waterfront homes in Broadwater currently on the market, ranging from $175,000 to $285,000. None are currently under contract. 6 non waterfront Broadwater homes have sold this year, ranging in price from $185,000 to $303,000.

Broadwater waterfront homes – Market Update October 15, 2010

Currently there are 10 Broadwater waterfront homes available to buy, ranging from $449,900 to $1,200,000. There are two Broadwater waterfront homes under contract – both are short sales and are listed at $397,900 and $399,000.

So far in 2010 there have been 11 closed sales of waterfront homes in Broadwater, ranging from $275,000 to $750,900. The median sale price was $360,000 and the average was $425,173.  Four of these were short sales and none were bank owned properties.

Looking back to the boom years, in 2006 prices ranged from $475,000 to $1,347,500. In 2007 prices ranged from $545,000 to $980,000.  This year only 2 sales out of 11 were over $500,000. The average drop in value has been from 35% to 40%.

Broadwater is as desirable a waterfront neighborhood as it has ever been – convenient location on the mainland side of Boca Ciega Bay, 10 minutes to downtown, 10 minutes to the Gulf Beaches, and 20-30 minutes from the Tampa International Airport. No fixed bridges to the Gulf, quiet neighborhood, great neighbors.

Gulfport announced that their boat parade wouldn’t be going through the Broadwater neighborhood this year. We thought we’d have to wait for the downtown St Pete boat parade tomorrow night – bigger, but it sure is nice to watch from your deck or dock. Then we heard through a Broadwater infolink e-mail that 6 boats were having an impromptu parade Friday night starting at 8 and inviting other residents to join them. We were the last of the 3 main canals on their route. By 9 we’d about given up, when we heard laughing and singing and saw the lights of TWO boats. It was fun to watch them head down the Maximo Channel and wait for them to return. Our waiting was rewarded – thank you diligent boaters for going all the way.

Broadwater homes Market Update 7-16-09

Sunset over Boca Ciega Bay St Petersburg FloridaSales of Broadwater waterfront homes are picking up – the sixth sale just closed, and there are currently 5 waterfront homes under contract. Prices continue to be low, with nearly half of the sales being short sales. Sale prices range from $275,000 for a bank foreclosure to $410,000 for our listing on 46th Ave S. The listing prices on the homes under contract range from $450,000 to $499,000 for canal homes and $675,000 for a home on open water.

There are currently 14 waterfront homes listed,  10 of which are in the Multiple Listing Service. There is one short sale at $345,000; one pool home at $499,000, with all the others ranging from $550,000 to $1,250,000.

Off the water, there are 6 homes listed for sale from $240,000 to $500,000. One sold this year at $262,000.

Broadwater waterfront Market Update 7-6-09

The last Broadwater waterfront home sale was one of our listings on 6-6-09 at a high for the year of $410,000. One waterfront home has gone to contract since then, a renovated 3 bedroom pool home with 2,338 sq ft – it has been on the market for over 100 days, but when the listing price dropped to $449,999 it went to contract. Four waterfront homes in Broadwater are currently under contract, with list prices ranging from $420,000 to $499,000.

The MLS shows 13 active listings, ranging from $414,900 to $1,250,000. There are other offerings from unrepresented sellers and signs on some homes whose listings expired long ago.

For the team, Broadwater has always been important.  Mom has lived there for 15 years and knows the neighborhood better than any agent I know.  For me, I’ve sold homes from Sarasota to New Tampa, from Apollo Beach to Madeira Beach, but the neighborhood that I’ve sold the most homes in is Broadwater.  So when a nice couple contacted me several months ago to say they were moving here from Texas and were looking for a nice waterfront home, in a neighborhood that would be right to bring up their two children…Broadwater was my first choice.  They quickly agreed, so the job was to find them the right house.  They key to any buyer’s agent is to listen to their clients.  Even though they said they could live with a 3-bedroom house, that is not what they needed.  Broadwater doesn’t have too many 4-bedroom homes, and then matching up all of the other criteria…water, not too much sun, nice dock, right floorplan…it all narrows down the possibilities.  One house came to my mind, but it wasn’t even on the market yet.  The team had talked to the owners and told them all the things they needed to do to get the home ready for the market.

The opportunity for a perfect match was here.  I called the owners and said, yes I know the house is not ready and is a mess, but your home is perfect for this family.  They let us in, and it was the perfect house.  The sellers were ready to move, the buyers wanted to buy, the deal was made.  Had a long closing to allow time to sell the buyers home in Texas….and yes, it sold!  One week later, our closing happened and everyone is happy.  Broadwater welcomes their newest family.  They will be a great addition to the neighborhood.  I wish them many happy years in their new home.

Broadwater waterfront sales increasing in price

Broadwater just had its 5th waterfront closing for 2009 – The Simms Team sold it in one day. Sharon listed the home and Rob brought the buyers. The $410,000 sale is a high for the year in Broadwater, topping an April sale of $405,000. The highest list price was $450,000. Home prices have been $125 to $224/sq ft. The highest list price of the 4 homes currently under contract is $499,000. Sharon’s sold over 100 homes in Broadwater over the last 18 years. The sellers we represented who closed in December at $590,000 are pretty happy (now, looking back) that they took our advice to accept the offer.

As for available waterfront homes in Broadwater,  there are 21 ranging from $414,900 to $1,250,000. Price per sq ft is $210 to $432.

Who wants a fence?

Former Knight’s Inn now fenced off

The neighbors want a fence!  This former Knight’s Inn is at one of the entrances to Broadwater, a great waterfront neighborhood in St Petersburg. The building had deteriorated and illegal activities were going on. Finally the motel, once a Holiday Inn, was shut down as a health hazard.

There have been signs of improvements – furniture has been taken out of the rooms and sold and now this fence has gone up on two sides of the property.  The neighbors were happy when a chain link fence went up to shut off the building, and are even happier with this new solid fence.

Broadwater Waterfront Sales April 2009

Broadwater, a waterfront neighborhood in southwest St Petersburg Florida, had 3 waterfront homes sell in April 2009.  This is good news after only one sale ( a bank foreclosure at $275,000) in the first quarter of 2009.

2 bedroom waterfront pool home 1811 sq ft Listed $420,000 Sold $405,000

None of these were bank foreclosures; the last one was a short sale; the other two were not distress sales.

Waterfront home in Broadwater closes at $310,000

Another waterfront home sold in Broadwater – at a bargain basement price of $310,000. The home has 3 bedrooms, 2 baths, and a 2 car garage, a screened pool and a dock. It has a good location and a solid floor plan – needs upgrading, of course, at that price. It has been vacant for several months, and was in the hands of a Guardian – but not a short sale, and not a foreclosure. Five additional waterfront homes are currently under contract in Broadwater.
