Trend is toward open floor plans

Renovated St Petersburg waterfront home

When this waterfront home in Broadwater (St Petersburg Florida) was recently renovated, the kitchen took the center spot and is open to the rooms all around it. Most buyers today want open plans, for informal living. They’ll appreciate the granite counters, warm wood cabinetry and stainless steel appliances, and the porcelain tile floors throughout the home.  With the master bedroom and attached office/den on one side of the house and the two additional bedrooms on the opposite side, the entire center of the home is open, with flexible space that can be furnished to suit the new owners’ lifestyle. By the way, the next door neighbors thought twice about recommending me to the owners, as they really wanted them to stay instead of selling. The people living on this block think that they have the best neighbors in all of Broadwater. (So do the owners on many other blocks in Broadwater).

       St. Petersburg, Florida …  September 9, 2008

 

August was a slow month in Broadwater. There were no sales.

 

One home went to contract in August. It’s a 10 year old 3 bedroom waterfront pool home with 4,585 sq ft, listed at $1 Million. It was originally listed mid-March of 2007 at $2 Million.

Teardown Chronicle - Day 7 (9)

Yet More Plumbing

From the street you wouldn’t see much difference from yesterday, but I drove by during the day and saw the crew working, digging and laying pipe.

I hadn’t seen this particular subcontractor before - Plumbers of Suojanen Enterprises, but their website indicates they’ve been here for 18 years - must be because they’re from Odessa and I’m in St. Pete.

Of course I googled them, and found not only the site linked about, but their companion “retail” site, the Pampering Plumber. That’s an oxymoron, isn’t it? If you want a surprise, check out their site. Whether you want to shop for plumbing fixtures or just call for service, this might be a place to check out.

Teardown Chronicle - Day 4

Today the excavating company was here and they were bring in dirt and compacting it where the foundation of the house will be. The entrance and the rear lanai are about 4″ lower than the foundation for the garage level.

Teardown Chronicle - Day 3

Teardown Chronicle - Day 3 - June 19, 2008

Construction Beginning Today these boards were put up, roughly outlining the shape of the house.

So far, every day since the permit was obtained there has been progress on the site.

Today Arthur Rutenberg moved the permit post from the north side to the south side and put up their company sign, along with a flyer box with flyers advertising their services.

You can, of course, contact the builder directly - or you can contact a Realtor to represent you with the builder. The price to you the buyer will be the same, as Arthur Rutenberg compensates agents who  bring them clients for building - even though your real estate agent would represent you, rather than the builder. Screening the property lines

This silk screening/fencing was installed today along the two sidelines and along the waterfront. This helps to keep dust and debris from scattering into the water or into the neighbors’ yards.

This is a continuing chronicle of building a new home on a waterfront lot in Broadwater, St Petersburg.

Teardown Chronicle - Day 1 - June 17, 2008

Site preparationThe bulldozer compacted and smoothed this waterfront homesite, preparing for construction to start. It was still here at the end of the day, next to the requisite Port-a-Potty.

A new home will be built on this site in Broadwater, a desirable waterfront neighborhood in southwest St. Petersburg. Generally, in order to have a building lot here, you need to purchase an existing home and tear it down, as was done in this case. If you’re going to do that, choosing the right lot is critical.

The permit is approved and posted, so the building can begin. The time from application to permit approval is the most uncertain as it depends on not only the backlog in the building department but the number of requested clarifications or revisions.

This is a new home being built on a prime waterfront lot in Broadwater, a waterfront neighborhood in southwest St Petersburg, Florida, on canals leading out to Boca Ciega Bay. The only bridge between Broadwater and the Gulf of Mexico is a drawbridge between Isla del Sol and St Pete Beach.

Broadwater luxury waterfront homes

Broadwater and Boca Ciega BayBroadwater, a desirable waterfront community on Boca Ciega Bay in St Petersburg, Florida, has four homes currently being marketed over $1 Million. The four homes range from $1,250,000 to $1,350,000 and from 2,232 sq ft to 4,585 sq ft. The oldest was built in 1982 and the newest in 2006. Choose open water for a view or a location on a protected yacht basin if you want to keep your yacht or sailboat by your house. One luxury waterfront home sold so far in 2008 here in Broadwater, at $1,700,000.
