Many clients have been asking for an update on flood insurance here in St Petersburg and Pinellas County. Here’s what we know:

In Washington:  on Monday the US Senate voted 86-13 TO BEGIN DEBATE on delaying flood insurance rate increases for 4 years. Both the White House and House Speaker John Boehner have expressed opposition.

In St Petersburg: in one waterfront neighborhood, Broadwater, there were 3 waterfront home sales between October 1st, when the flood insurance rate increases began, and the end of 2013.  All three were cash, which means the buyers had the option of not buying flood insurance and “self-insuring”. The one waterfront sale this year in Broadwater, which we successfully marketed, closed with a conventional loan, which meant flood insurance was required. The premium for that house, built in 1973, was $914.00 (not through Citizens) – which was less than the Seller had been paying. We obtained a new quote on a Broadwater waterfront home built in 1981 and it was less than $1,000.

St Petersburg Waterfront Neighborhoods: Broadwater Market Update

 A popular waterfront neighborhood in St Petersburg is Broadwater, located in southwest St Petersburg on Boca Ciega Bay, west of I-275 and north of the Maximo Marina Channel. Most of the homes are on sailboat water. Broadwater residents like the convenient location, 15 minutes from downtown St Petersburg and 15 minutes from the beaches. They also like the boating location: getting from Broadwater to the Gulf of Mexico is easy and fast and there are dozens of restaurants nearby where you can dock your boat.

Broadwater Market Update for January 2012:

Five Broadwater waterfront homes were on the market at the end of January, ranging in price from $475,000 to $3,500,000. Three Broadwater waterfront homes sold (closed) during the month of January, ranging from $300,000 to $380,000.

Two waterfront homes in Maximo Moorings, south of the Maximo Channel, are on the market, ranging in price from $490,000 to 495,000.

Buying a house on sailboat water

 Are you buying a house on sailboat water? Sailboat water can mean different things to different people and you should definitely have certain things verified before completing a purchase. The most obvious qualifications are water depth (determined both by your keel and the tides at various times of the year) and whether there are any fixed bridges between your home and the bay or gulf. You may also want to determine how frequently a drawbridge opens and whether any bridge construction is planned.

Does the property have tie poles? Are they sufficient for the beam of your boat? If not, can they be moved or installed? 

You may want to insert a clause in your offer that during the 10 day inspection period the property is also subject to your determining the water depth, the ability to install tie poles where needed, etc. 

Be sure to choose an agent who knows waterfront and who’ll be able to help you ask the right questions.
