Statistical Update for Florencia luxury condominium in downtown St Petersburg, Florida, as of 8-19-12.  Each year in August the Pinellas County Appraiser’s Office updates property records, reflecting changes in the just market value of a property and reflecting homestead exemptions for the current year. It’s interesting to analyze those statistics.

There are 47 residential property owners in the Florencia – four of them have combined units and one is a penthouse.  Changes in Just Market Value range from an increase of 5.8% to a decrease of 8.6%. The average change for the building is -0.7%.  According to the property appraiser, the reason for the difference within a condo is based on different sizes, views, and locations.  For the Florencia, the changes are based on sales in other downtown condos, as there have been no sales in 2011 or 2012 at Florencia.

83% of the Florencia units have homestead exemption. This doesn’t mean that the remaining 17% are rentals because some owners have multiple residences and have their tax home elsewhere.  There are no pending foreclosure liens at Florencia. 68% of the current owners are the original purchasers. Florencia was completed in 2000.

Notices of Proposed Property Tax (TRIM Notices) are mailed out from the property appraiser each August. Property owners have 25 days from the mailing of this notice to file a petition with the Value Adjustment Board. Note that only the value is at issue now as the tax/millage rates have not been set by the municipalities and other taxing bodies.

Keep in mind that although these figures are just now available, it’s really “old news” as this reflects values as of January 1, 2012. Please contact us for information concerning this year’s sales and trends.

Florencia Market Update 12-01-11 shows:

Active Florencia condos for sale: 2 condos at $1,295,000 and $1,395,000.

No Florencia condos have sold this year. That’s not unusual with only 49 condos in the building and stable owners. Over the last ten years the number of units selling has ranged from 0 – 3 per year.

Florencia condo rentals:  there were no Florencia condos offered for rent on December 1st and the MLS does not show that any rented this year.

The Florencia, a luxury condominium in downtown St. Petersburg Florida has quality construction by JMC Development. It was built in 2000 and 67% of the current owners are the original purchasers, so not many condos come available. 90% of the owners have their homestead here so the Florencia is a very stable condo community Each year 0 to 3 condos sell. In 2009 there was only one sale for $725,000.  There are currently two Florencia condos offered for sale, one on the 4th floor at $675,000 and one on the 7th floor for $825,000.  Both of them are the Marsala floor plan with 2,730 sq ft and two balconies. The Florencia has a prime location on Beach Drive, convenient to the waterfront, parks, restaurants, shops, museums and more. It has a Walk Score of 98 out of a possible 100.

There are currently two condos on the market, an 02 (direct front) unit for $1,650,000 and an 01 (north side) unit for $875,000 – which was just reduced from $990,000.

The decor of the common areas is traditional and inviting. The majority of the amenities are on the third floor and the pool/spa area is on the western side of the building. The main gathering room and outdoor gardens overlook South Straub Park, the Municipal Marina and St Petersburg Yacht Club Marina, and out into Tampa Bay.
