Ovation is a luxury condominium in downtown St Petersburg. Completed in 2009, it has 42 tower residences (only 2 per floor, with penthouses having entire floors) and 3 city residences, in 27 stories. Statistical update for Ovation condominium in downtown St Petersburg as of 8-19-12:
Each year in August the Pinellas County Property Appraiser’s Office sends out TRIM notices of the value of properties as of January 1, 2012, which is the basis for 2012 property taxes. Several units weren’t yet assessed then in Ovation, so the statistics are not for the entire building. The average “just market value” at Ovation condominium decreased 4.9% – or excluding the penthouses, decreased 4.3% Individual units ranged from -18.8% for a penthouse to +4.5% for a city home. Following the national trend toward smaller homes, the two units under 2,500 sq ft were the only one to increase Just Market Value. On most of the floors, there was no Just Market Value difference between the 02 south units and the 01 north units. On the 14th and 15th floors, the north units had a higher value, on the 23rd and 24th floors, the south units had a higher value.

49% of the assessed condos at Ovation are homesteaded. None of the condos have foreclosure liens. Six units have been resold, three of them because the owners bought larger units in the building.
TRIM notices have been mailed out and owners have 25 days from the mailing to file a petition with the Value Adjustment Board. The exact deadline is printed on the bottom right of the TRIM notice. Only the value is at issue now as the tax/millage rates have not been finalized.

Most expensive condo sale in Pinellas County 2011

It’s always interesting to see where and what were the most expensive sales in a year. The highest condo sale in 2011 in Pinellas County sold for over $4,000,000. It wasn’t on the Gulf of Mexico, it was in downtown St Petersburg in the Ovation condo. There were also sales at Ovation in 2010 that were over $4,000,000. All of the larger units and penthouses have sold. The developer has 5 units left, starting at $1,590,000. There are also a few resales available.

Penthouse sold for $40 Million

A penthouse sold for $40 Million in New York City – a record $10,259/sq ft. The 3,899 sq ft penthouse is on the 41st floor of 15 Central Park West, developed by Zeckendorf.
In Pinellas County, the record sale is under $5 Million for a condo. Five units have sold for over $4 Million – all of them were build by JMC Communities. Two are in Sandpearl on Clearwater Beach and three are in Ovation in downtown St Petersburg. All of them have over 5,000 sq ft.

Ovation Penthouse Sale

Ovation luxury condos in downtown St Petersburg Florida
To cap off 2009, buyers closed on a penthouse at Ovation for $4,200,000. This was the highest sale price for a condo in 2009, according to the Pinellas Realtor Organization. Kudos to JMC and to the buyers of the Ovation penthouse. It’s interesting that the next two highest condo sales in 2009, between $3 Million and $4 Million, were also JMC construction, at the Sandpearl on Clearwater Beach.

Ovation progress in St Petersburg Florida

Ovation has progressed over the last months, and it’s nice to see the finishing touches occur, including the painting. Most of the luxury condominium building has two units per floor, but the four penthouse units are a full floor each. What magnificent views from these – from downtown Tampa to the Sunshine Skyway Bridge, from sunrise over Tampa Bay to sunset over the Gulf of Mexico. All of the tower units are divided on an east-west axis so each of them have both sunrise and sunset views. There are still a few units available, and occupancy is anticipated for August 2009.
