Signature Place
Signature Place condominiums are under construction in downtown St. Petersburg. The building has topped out and occupancy is scheduled for June 2009. At 36 stories (with 244 condos), it’s the tallest building in St Pete. It’s architecturally unique, shaped like a sail, and every tower unit has a view of Tampa Bay. Designed by Ralph Johnson, the building is truly a signature for Johnson and for developer, Joel Cantor. Units are now available from $275,000 to $2.5 Million, based on the announcement to contract owners in April that prices were being reduced by 25%. The pool and amenities are on the 6th floor level, overlooking Tampa Bay. Check out the developer’s site for Signature Place and then call your real estate agent. Signature Place condos in downtown St Petersburg Florida
Signature Place reported 7 more sales in September, bringing the number of Signature Place condos sold in downtown St Petersburg to 59, according to the MLS statistics. 49 of the sales are in the tower and 10 are in the adjacent “lofts”. Sale prices at Signature cover a wide range, from $224,250 for a 1 bedroom “loft” unit with 847 square feet to $1,237,500 for a 2,319 sq ft unit on the 34th floor.
The first closing were on June 24, 2009 and there are 244 condominium units in all. The current residents have a weekly “6 at 6″ happy hour gathering at 6 pm on the 6th floor. At the two I attended, the residents seemed very happy with their new homes and enjoying the new comraderie with their neighbors.
Downtown St Petersburg has seen the completion and opening of two condominium projects this year – Signature Place which began closings in June and Ovation which began closings in August. Welcome, new downtown neighbors!

View from Signature Place
Over the past four years I have talked to many clients about downtown condos and Signature Place in particular. Since it was finished in June 2009, I have shown a dozen clients the various floorplans and amenities available in the complex. I’ve even had one on-site salesman defer to me as knowing more about the building.
About three weeks ago I received a call from an someone in town from Massachusetts who had visited Signature Place recently and wanted buyer representation. We discussed the project for a while. Then he drove over from Tampa and we looked at the building again. He still loved it and after discussing the past sales we made an offer. We were delighted when it was accepted. This afternoon he closed on the sale. That’s my Sale #13 for this year.
After we were done and we were in his new home on the 15th floor looking out at Tampa Bay, seeing Progress Energy Field and the airport I asked him, since you had already seen the building, did I, as a real estate agent, add value with your purchase. He looked at me and smiled. He said that because of me, he slept better and rested easy, knowing he had not overpaid for the condo and that Signature Place was the right place for him. He had received a bottle of Cabernet Sauvignon from the developer to welcome him to his new home…he gave it to me as a thank you. It is a nice feeling to help put someone in the right new home.

Downtown St Petersburg luxury condos – Market Report 7-7-09

Statistics for downtown St Petersburg luxury condominiums really get skewed when you combine old and new condos.
For existing downtown luxury condos, so far in 2009 there have been 7 sales between $500,000 and $999,999 and 1 sale over $1 million. With 51 condos on the market that’s a 15.6 month supply of condos. When you break that down, though, there’s a 26 month supply of condos from$500,000 to $999,999 and a 10 year supply of condos over $1 Million.
Now – enter Signature Place. Signature Place began closing on their new condos on June 24th, and have reported 9 closings in the MLS – doubling the entire sales supply so far this year, both in total, and in units over $1 Million.
Combining new and old, inventory would drop by half, which wouldn’t be a true picture for the resale market. Keep in mind that most of the new sales went under contract 3 years ago.

VIP reception at Signature Place

This week Signature Place had a VIP reception for a couple of hundred people – to show off the new building. Guests were able to see the common facilities and actually enjoy them as food stations and beverage stations were set up in various parts of the building and the gardens.
Music was playing from a balcony overlooking the pool area.
3 furnished models were available on the 18th floor. Signature Place has several floor plans to choose from, with some unique designs. No doubt you’ll want the impossible – the master bedroom from this one, the balcony from that one, the kitchen cabinets from the other one, etc.

Signature Place – H unit

Now that the sales team has moved into the Signature Place condo tower in downtown St Petersburg, you can see the 3 models by appointment, as well as any remaining units. Some of the floor plans have sold out entirely – primarily those with the most direct east views to the bay. This H plan is one of the larger plans, one that’s interesting and unusual.
Typical for the building, there is floor to ceiling glass to take advantage of the water views and the city views. This particular H unit has a huge amount of glass in the dining/living area, here viewed from the kitchen which is open to the fabulous view. Note that there’s also a long wall to display your art. The balcony on the east is large enough to share with your friends for dinner outside.

Downtown Condos

Usually I sleep very well, but from 4 a.m. on this morning, I could not get downtown condos out of my mind. Can’t explain it, maybe just because so many conversations at the office lately have been on the topic. I keep telling clients about the great deals at Signature Place if you want to get into a stunning new building at a low cost. The building should be finished this month and owners start closing on the units next month. Will be nice to see some real activity in the building other than construction crews.
This week lots of talk about 400 Beach and the financial situation of its developer. If you like modern and want a view of Tampa Bay, this is your chance since they are taking unsecured offers on all the units still unsold. Don’t know what they will accept, but if you loved the $850,000 unit, you could offer $550,000 and see what they say. No money down and no commitment…could be a great opportunity.
Then my mind would wonder off to Vinoy Place. I want to sell one unit that I think is special. Had some clients that I thought were very interested…turned out the “buyer” was just showing off for his girlfriend and was in no position to buy. Oh well, we keep trying. But one of these days I am going to find the right buyer for the unit. We actually had clients in it years ago, but had to sell when they moved overseas. They still miss the unit. On the 5th floor with great views. The seller just lowered the price $100,000. Someone is going to get a good deal.
Don’t know why these buildings were keeping me from sleep this morning, but they were. One of the nice things about our office is that I can see all of these buildings from out front and when I am discussing them with clients, I can just take them outside and point to them all as I go over the pros and cons of each. Because if you know me, you know I like to talk, and I love to talk about real estate, St Petersburg, and my family.

Signature Place – $225,000

Was showing a client some rental condos this week in downtown St Petersburg. Not many to choose from if you want one of the high rises and you have a limited budget. Found a very nice one in Bayfront Towers on the 15th floor for $1,500 a month. Great location, updated appliances, new paint and carpeting…faces west, so no water view. Is 1-bedroom, but has 1,300 square feet. Unfortunately, it is right across the street from the newest condo building…Signature Place. From the balcony you can see the entire building, its beautiful outside recreation area with a pool with cabanas, lounge chairs, and putting green….all say “don’t you want to live here!” After that, my client gave up on the other buildings. Believe it or not, they have one 1 bedroom unit for only $225,000. What a price to get into the building and all the amenities. With a monthly maintenance fee of only $380 (that includes building insurance, cable, telephone, internet, water…everything but electricity) it was one heck of a deal. You can get the same 1 bedroom with a water view for only $338,000. If you want the real view, a 2-bedroom unit on the 15-th floor can be had for only $375,000. The developer will start closing on the first units in June and then potential clients can get into the tower and see the units themselves. For now, you can see what it looks like on the outside and know that Signaure Place will be a welcome addition to downtown St Petersburg.

Huge price reductions at Signature Place

Signature Place announced to their contracted condo purchasers late this week that Signature would be reducing the price on all its units by 25%. That’s a HUGE reduction. Starting Monday, Signature will reduce its unsold units by the same percentage. Signature has arrangements with 3 lenders, but buyers are not restricted to these. Closing are expected to be in June, staggered all through the month. The units already have their Certificates of Occupancy, but don’t expect to get in the building before late May as Joel Cantor wants to have everything perfect when people see it. Signature has two models available in the west building now, so that you can see the quality of the finishes and how things come together. As always, we recommend that you be represented by a qualified real estate agent – it doesn’t cost you any more than going directly to the developer. Signature Place sky garden in St Petersburg Florida

Signature Place condominiums in St Petersburg Florida have their certificates of occupancy but teams are finishing out their punch lists, and the development team doesn’t want anyone in the building until it’s perfect. We may not be able to enter their sky garden from their condo units, but we can see the progress from adjacent buildings. The pool is in and cabanas are going in poolside. The water wall is finished, and is occasionally turned on during the day. Closings at Signature Place are scheduled for June 2009.

Sky Garden at Signature Place St Petersburg Florida

Signature Place will have its Sky Garden on the 6th floor, overlooking Tampa Bay. Designed by EDAW, it will have a vanishing edge lap pool, two spas, formal lawns and cabanas. Amphitheater-style seating will surround a gas fireplace. You’ll enjoy barbecue stations, a covered outdoor fitness area and even a tai chi lawn, overlooking the waterfront. Tropical plantings will include a bamboo grove. Joel Cantor has traveled the world for creative and innovative ideas. Club room, of course, as well as a fitness center and a relaxing yoga room.
