Statistical update for Bayfront Tower condominium in downtown St Petersburg as of 8-19-12:

Each year in August the Pinellas County Property Appraiser’s Office sends out TRIM notices of the value of properties as of January 1, 2012, which is the basis for 2012 property taxes. It’s interesting to analyze the changes in “just market value” for the various condos.  The average “just market value” at Bayfront Tower Condo decreased 4.4%.  That average doesn’t mean a lot, though, since different floor plans ranged from +0.4% to -14.4%. Here’s the average change in Just Market Value by plan:

  • 02    -7.4%
  • 03     -1.9%
  • 04    -5.7%
  • 05    -6.4%
  • 06   -5.7%
  • 07    -0.9%
  • 08    -3.5%
  • 09    +0.4%
  • 10    -4.6%
  • 11    -4.4%
  • 12    -2.9%
  • 14    -4.2%
  • double units    -14.4%

Keep in mind that these values are now “old” since they don’t reflect any sales in 2012. Contact The Simms Team to learn more about how values have changed this year.

Nationally the trend is toward smaller homes. Builders are responding to this and building smaller homes than a few years ago. The changes at Bayfront Tower reflect that as well. The smaller units did not decrease in value as much as the larger units. The just market value of the double units had twice the decline of any of the other units.

TRIM notices have been mailed out and owners have 25 days from the mailing to file a petition with the Value Adjustment Board. The exact deadline is printed on the bottom right of the TRIM notice.  Only the value is at issue now as the tax/millage rates have not been finalized.

Hotel lobby on the top floor – condo amenities on the top floor

Times and trends change, including the best use for the top floor of a building. Remember when hotel restaurants used to be on the top floor, and perhaps even rotating? Then they moved them down to the lobby floor, losing the panoramic view. USA Today wrote this morning about a new hotel where the LOBBY will be on the top floor (70th story, in Los Angeles).

Let’s look at the top floor in downtown St Pete condos. The newest buildings all use the top floor prime space for penthouses. Bayfront Tower was the first highrise condo in downtown St Pete, built in 1975. The entire top floor, the 28th, is common area, all 31,000 sq ft of it. The rooftop, the 29th floor, is also common area with a swimming pool, jogging track, barbecue area, etc. So, all the residents can enjoy the 360° view, inside and out. So those whose condos have a city view or distant Gulf view can enjoy morning coffee watching the sunrise or afternoon cocktails watching the sunset. Bayfront Tower is the only downtown St Pete condo whose top floor can be enjoyed by all the residents.

Bayfront Tower Valet Parking

 Valet parking at Bayfront Tower is one of its unique amenities. In fact, Bayfront Tower is the only downtown St Petersburg condo that offers valet parking. It’s included in the maintenance fee, not an extra. If you want to park your own car, that’s ok, too.

It’s nice to come back from grocery shopping and have someone to help get the groceries out of your car and put them in a shopping cart to take up to your condominium home. It’s nice to drive home and have a familiar, welcoming face greet you at your car, open your door and see that you get safely inside.

It’s nice to call downstairs and have your car waiting for you when you get out of the elevator. On a very hot day, it’s nice to have the air conditioning already on in your car.

Governor proposes at Bayfront Tower

Florida governor Charlie Crist maintains his residence at Bayfront Tower condominium in downtown St Petersburg. Yesterday he made news by formally proposing to his girlfriend, Carole Rome – and where did he propose? At Bayfront Tower! It’s likely that the wedding (no date announced yet) will be at the First United Methodist Church here in St. Petersburg. Crist, a prospect for vice president for McCain, had this to say: “I’m very, very happy.  I love her.” Rome is likely to change the frugal governor – it remains to be seen if they move to a larger condo at Bayfront Tower or buy a larger waterfront home. Governor Charlie Crist is very visible in St. Petersburg, and very approachable.
