Sales at Bayfront Tower have been brisker in the first quarter of 2013 than in the last several years (the last year with the current rate of sales was 2004). There have been 7 sales in 2013, ranging from $320,000 to $721,000. Price per square foot ranged from $261 to $328, with an average of $282/sq ft, an increase of 42% over last year. Size of units that sold this year ranged from 1,146 sq ft for a 1 bedroom unit to 2,200 sq ft for a 3 bedroom unit.

|2012 Market Update: Bayfront Tower condo in downtown St Petersburg, Florida

In 2012 there were 24 condominiums in Bayfront Tower condfo that sold, ranging from $220,000 to $750,000. The average price was $448,104. Prices per square foot ranged from $114 to $319, with an average of 198. In 2011 there were 17 sales, ranging from $165,000 to $750,000 with an average price of $356,182. Prices per square foot ranged from $123 to $243. So the average price increased by 26% from 2011 to 2012. Of the 22 sales, there was one short sale and one foreclosure sale. for just over 8% of total sales. A variety of floor plans sold during the year, ranging from 1,146 sq ft to 3,336 sq ft. Of 13 basic floor plans, 12 of them sold last year. Two double units sold as well. The most popular units were the 02 on the water side and the 11 on the city side, each with 4 sales during 2012.

The downtown St Pete condo supply has increased by 3 condos to 36 downtown condos listed in the MLS, still ranging from $56,000 – $3 Million. Five condos went to contract this week (same number as last week), ranging from $315,000 to $850,000. Seven condos sold this week, ranging from $79,900 to $1,050,000. Seven condos came on the market this week for sale, ranging from $85,000 to $1,150,000. Three of them are already under contract (yes, the market is moving rapidly).

The downtown St Pete condo supply is holding steady at 33 downtown condos listed in the MLS, ranging from $56,000 – $3 Million. Though the stats are the same as last week, the supply has changed a bit. Five condos went to contract this week, ranging from $270,000 to $1,150,000. Four condos sold this week, ranging from $320,000 to $1,500,000. Four condos came on the market this week for sale, ranging from $360,00000 to $1,150,000.

|Hotel lobby on the top floor – condo amenities on the top floor

Times and trends change, including the best use for the top floor of a building. Remember when hotel restaurants used to be on the top floor, and perhaps even rotating? Then they moved them down to the lobby floor, losing the panoramic view. USA Today wrote this morning about a new hotel where the LOBBY will be on the top floor (70th story, in Los Angeles).
Let’s look at the top floor in downtown St Pete condos. The newest buildings all use the top floor prime space for penthouses. Bayfront Tower was the first highrise condo in downtown St Pete, built in 1975. The entire top floor, the 28th, is common area, all 31,000 sq ft of it. The rooftop, the 29th floor, is also common area with a swimming pool, jogging track, barbecue area, etc. So, all the residents can enjoy the 360° view, inside and out. So those whose condos have a city view or distant Gulf view can enjoy morning coffee watching the sunrise or afternoon cocktails watching the sunset. Bayfront Tower is the only downtown St Pete condo whose top floor can be enjoyed by all the residents.

Downtown St Pete condos are still in short supply. There are only 33 downtown condos listed in the MLS, ranging from $56,000 – $3 Million. Three condos went to contract this week, all 1 bedrooms, ranging from $238,000 to $389,000. Two condos sold this week, one at $1,495,000 and the other at $1,500,000. There are four condos available for sale that came on the market this week, ranging from $254,900 to $489,900.

|Parking for downtown St Pete condo residents and guests

Parking is one of the questions to ask about a downtown St Petersburg condo you may be considering. Resident parking in some of the older buildings such as Bayfront Tower and Townview have just one space per unit. Actually historic buildings such as Flori de Leon, Detroit Hotel and the Snell Arcade have no parking at all. Newer buildings, such as Parkshore Plaza and 400 Beach, generally have two covered spaces for each unit. Vinoy Place not only has two covered parking spaces per condo but has several spaces allocated for guest parking.
For those condos that do not have any guest parking spaces, it’s helpful to know that downtown residents are able to get parking permits from the City of St Pete for street parking in downtown. These permits allow them not only to park free, but to ignore the time limits on parking. These permits do limit which spaces are available to each resident and the permit is good for only the downtown district of the residence. There are four. The cost is $15 per calendar year.

|Walkability and Walk Score

Many buyers today want to be able to walk to restaurants, shopping, museums, entertainment. They want to be able to go out in the evening and not have to drive home.
Are you aware of the iPhone app WALK SCORE? Bayfront Tower, for example, scores an 82. Parkshore Plaza scores an 83. Both are “very walkable”. A house on 16th Ave NE may have a score of 34 and one on Venetian Isles a score of 12.
You can also sort for specifics for an address (or have the app use your location) and the app will show you grocery stores, restaurants, coffee shops, schools, hardware stores, etc. So – it’s useful for when you’re traveling as well as when you’re shopping for a home or condo.

|New Year’s Day in downtown St Petersburg

New Year’s Day in downtown St Petersburg was a wonderful start to 2012. Sunrise over Vinoy Basin is ever changing, ever delightful. By late morning outside tables were filling along Beach Drive as brunch was offered at 400 Beach, Parkshore Grill, Tryst and others. People were strolling, dogs were walked, benches were occupied as people gazed out at Tampa Bay, watching the boats leave their docks and moorings for a day on the water. Temperatures were pleasant in the mid 70s.
We joined friends at Bayfront Tower condo for a lucky New Year’s meal that included collard greens, black eyed peas and rice, cheese grits with sausage, and so much more. Good weather, good friends, good food, good conversation – that’s a wonderful way to start a New Year.
Downtown St Pete is a wonderful place to live or to visit.

Here’s the Bayfront Tower Market Update for 12-1-11:
As of December 1st, 2 units were listed for sale, from $439,900 to $669,500.

So far in 2011 there have been 15 sales, ranging from $165,000 to $550,700. During 2010 there were 10 sales, from $200,000 to $735,000.
As of December 1st, there were no units available for rent at Bayfront Tower. Two condos rented during November, ranging from $2,000 to $3,000 per month. So far this year there have been 8 condos rented at Bayfront, ranging from $1,000 to $3,000/month.
