Broadwater waterfront home sales in St Petersburg Florida were off to a good start in January, with 3 waterfront homes sold:
3 bedroom 2 bath pool home 1,693 sq ft sold for $415,000
3 bedroom 2 bath pool home 2,200 sq ft sold for $440,000
3 bedroom 3 bath pool home 2,587 sq ft sold for $625,000   (built in 1980, vaulted ceilings, fireplace, remodeled)

There are 4 waterfront homes actively on the market in Broadwater, ranging from $389,900 to $650,000.

As for Broadwater nonwaterfront homes, there was one sale in January, a short sale for $292,500 with 4 bedrooms 2 baths a pool and 1,984 sq ft. There is one active listing, a 2 bedroom 2 bath pool home with 1,498 sq ft, offered for $225,000.

Broadwater waterfront home sales had a better 2012 than 2011. Both years saw the same number of sales, 19 waterfront homes sold. The average in 2011 was $435,868 and in 2012 rose to $449,132, which is a 3% increase. The average price per square foot in 2011 was $185 and in 2012 it rose to $193/sq ft, an increase of 4%. The highest sale in 2011 was $850,000 and in 2012 it was $985,000. Two non waterfront homes in Broadwater sold during 2012, one for $205,000 and the other for $323,000.

There are currently six homes listed for sale in Broadwater. Five of them range from $375,000 to $650,000 and the other is an estate listed at $3 Million.

St Petersburg Waterfront Neighborhoods: Broadwater Market Update

 A popular waterfront neighborhood in St Petersburg is Broadwater, located in southwest St Petersburg on Boca Ciega Bay, west of I-275 and north of the Maximo Marina Channel. Most of the homes are on sailboat water. Broadwater residents like the convenient location, 15 minutes from downtown St Petersburg and 15 minutes from the beaches. They also like the boating location: getting from Broadwater to the Gulf of Mexico is easy and fast and there are dozens of restaurants nearby where you can dock your boat.

Broadwater Market Update for January 2012:

Five Broadwater waterfront homes were on the market at the end of January, ranging in price from $475,000 to $3,500,000. Three Broadwater waterfront homes sold (closed) during the month of January, ranging from $300,000 to $380,000.

Two waterfront homes in Maximo Moorings, south of the Maximo Channel, are on the market, ranging in price from $490,000 to 495,000.

Broadwater waterfront homes in St Petersburg, Florida, have been selling at the rate of  just over 2 per month. Based on sales in 2011, this means the 6 homes currently listed in the Multiple Listing System (MLS) are less than a 3 month supply of homes. However – we see a different picture when we break the market into price ranges.

In the $300s – 10 waterfront homes sold this year – only one is on the market now.
In the $400s – 2 waterfront homes sold this year – one is on the market now.
In the $500s – 1 waterfront home sold this year – one is on the market now.
In the $600s – 1 waterfront home sold this year – one is on the market now.
In the $700s – no sales or listings.
In the $800s – 1 waterfront home sold this year – one is on the market now.
In the $900s – no sales or listings.
Over $1 Million – no sales this year. One estate property is listed at $3,500,000.

We marketed the two highest sales this year. The home in the photo sold for $850,000. It has just over 4,000 sq ft, a pool, a cul-de-sac location with 250 ft of waterfront, and was built in 2009.

Broadwater waterfront homes – Market Update October 15, 2010
St Petersburg, Florida

Currently there are 10 Broadwater waterfront homes available to buy, ranging from $449,900 to $1,200,000. There are two Broadwater waterfront homes under contract – both are short sales and are listed at $397,900 and $399,000.

So far in 2010 there have been 11 closed sales of waterfront homes in Broadwater, ranging from $275,000 to $750,900. The median sale price was $360,000 and the average was $425,173.  Four of these were short sales and none were bank owned properties.

Looking back to the boom years, in 2006 prices ranged from $475,000 to $1,347,500. In 2007 prices ranged from $545,000 to $980,000.  This year only 2 sales out of 11 were over $500,000. The average drop in value has been from 35% to 40%.

Broadwater is as desirable a waterfront neighborhood as it has ever been – convenient location on the mainland side of Boca Ciega Bay, 10 minutes to downtown, 10 minutes to the Gulf Beaches, and 20-30 minutes from the Tampa International Airport. No fixed bridges to the Gulf, quiet neighborhood, great neighbors.

Broadwater homes Market Update 7-16-09

Sunset over Boca Ciega Bay St Petersburg FloridaSales of Broadwater waterfront homes are picking up – the sixth sale just closed, and there are currently 5 waterfront homes under contract. Prices continue to be low, with nearly half of the sales being short sales. Sale prices range from $275,000 for a bank foreclosure to $410,000 for our listing on 46th Ave S. The listing prices on the homes under contract range from $450,000 to $499,000 for canal homes and $675,000 for a home on open water.

There are currently 14 waterfront homes listed,  10 of which are in the Multiple Listing Service. There is one short sale at $345,000; one pool home at $499,000, with all the others ranging from $550,000 to $1,250,000.

Off the water, there are 6 homes listed for sale from $240,000 to $500,000. One sold this year at $262,000.

Broadwater waterfront Market Update 7-6-09

The last Broadwater waterfront home sale was one of our listings on 6-6-09 at a high for the year of $410,000. One waterfront home has gone to contract since then, a renovated 3 bedroom pool home with 2,338 sq ft – it has been on the market for over 100 days, but when the listing price dropped to $449,999 it went to contract. Four waterfront homes in Broadwater are currently under contract, with list prices ranging from $420,000 to $499,000.

The MLS shows 13 active listings, ranging from $414,900 to $1,250,000. There are other offerings from unrepresented sellers and signs on some homes whose listings expired long ago.

Broadwater waterfront sales increasing in price

Broadwater just had its 5th waterfront closing for 2009 – The Simms Team sold it in one day. Sharon listed the home and Rob brought the buyers. The $410,000 sale is a high for the year in Broadwater, topping an April sale of $405,000. The highest list price was $450,000. Home prices have been $125 to $224/sq ft. The highest list price of the 4 homes currently under contract is $499,000. Sharon’s sold over 100 homes in Broadwater over the last 18 years. The sellers we represented who closed in December at $590,000 are pretty happy (now, looking back) that they took our advice to accept the offer.

As for available waterfront homes in Broadwater,  there are 21 ranging from $414,900 to $1,250,000. Price per sq ft is $210 to $432.

Broadwater luxury waterfront homes

Broadwater and Boca Ciega BayBroadwater, a desirable waterfront community on Boca Ciega Bay in St Petersburg, Florida, has four homes currently being marketed over $1 Million. The four homes range from $1,250,000 to $1,350,000 and from 2,232 sq ft to 4,585 sq ft. The oldest was built in 1982 and the newest in 2006. Choose open water for a view or a location on a protected yacht basin if you want to keep your yacht or sailboat by your house. One luxury waterfront home sold so far in 2008 here in Broadwater, at $1,700,000.
