Safe Havens are a property trend to watch in 2010 according to the International Property Journal:

Safe Havens:  A germ of a marketing idea will continue to develop as a movement, as buyer and investors look for overseas spots to stash income. Fear of economic collapse will spread, along with Ayn Rand quotes. Smart promoters and developers will market property as a hedge against financial disasters.

Costa Rica is one of these safe havens. Barry Strudwick has been advocating this for years and has been developing del Pacifico as such a safe haven.  Several of our clients who have purchased in Costa Rica and are looking in Costa Rica cite economic concerns and preserving a portion of their assets as motivation. A small number are even planning to move to a safe haven.

Costa Rica homes ARE selling, especially when they’re priced well. Just 3 weeks ago Tami and I were looking a properties in Costa Rica with our favorite Guanacaste real estate agent. We looked at single family homes, condos, vacant lots and land from $200,000 to over $4,000,000. We looked in Escazu near San Jose, in Manuel Antonio and Esterillos, and from Tamarindo to Peninsula Papagayo. This one was my favorite, in a hillside gated community  in Playa Panama, and offered at $1,350,000 furnished. It wasn’t the biggest or most expensive and it wasn’t the smallest or least expensive, but as Goldilocks said, it was JUST right. 4,000 sq ft of classic architecture, intricate detailing, charming gardens and balustrade-lined terraces overlooking Bahia Culebra – an infinity edge pool, hand painted walls and decor from around the world.  Alas, my dream was shattered when Mike told me earlier this week that “my home” was under contract to someone else.

Del Pacifico, a master planned community of 700 acres on the Central Pacific coast of Costa Rica, between Jaco Beach and Manuel Antonio, is offering a limited number of single family home sites with not only a money-back guarantee, but with a guaranteed rate of return. The current “jewel” of the central Pacific coast is the Marriott Los Suenos resort – just 20 minutes away is a lower priced alternative that hasn’t yet reached its development potential. If the luxury boutique beachfront hotel and golf course are built at del Pacifico, the value of the lots should go up significantly, in which case you can sell your lot or build on it. If that doesn’t happen, the developers of del Pacifico are offering a special “repurchase option” on a limited number of lots. If you decide not to build yourself or sell during the first 5 years, the developer is agreeing to  repurchase the lot at the end of 5 years for 140% of the initial purchase price! That’s better interest for you than a current CD  and lower interest for the developer than current construction financing. Mountain view lots start at $200,000 and ocean view lots start at $250,000.  Finished condos and single family homes are also available.

Monkey finds Costa Rica a land of plenty

Costa Rica has over 100 types of mammals and over 800 species of birds. 25% of the entire country is conversation area and protected territories.

Tami particularly likes the monkeys there. You often don’t see them (it took Tami 3 trips and a dedicated search with a pro to find a few) but you frequently hear them. They like to sleep during the day and start coming out about 5 p.m.

When you read the flyers on Costa Rica real estate, you’ll often find mentioned the animal and bird sounds you’ll hear, and sightings you may see daily. You’ll also want to check out possible environmental restrictions if you’re buying a lot and planning to build – some trees are protected, for example. Why buy property in Costa Rica? In addition to a great climate (choose the cool mountains or the warm beaches) year round, beautiful scenery, natural preserved areas and great variety, there are the wonderful Costa Rican people, known as Ticos. In general, Ticos are warm, friendly, and welcoming.

Other reasons include their political stability (they haven’t had an army since the 1940s, instead spending the money on education and health care), high literacy (95%) and good health care. English is widely spoken, and you don’t need to change your money – credit cards and US dollars are widely accepted. Electric appliances don’t need adapters and they drive on the right side of the road.

Many of our buyers want to take some portion of their assets and invest outside of the US, in a non-leveraged country.
