The Florencia, a luxury condominium in downtown St. Petersburg Florida has quality construction by JMC Development. It was built in 2000 and 67% of the current owners are the original purchasers, so not many condos come available. 90% of the owners have their homestead here so the Florencia is a very stable condo community Each year 0 to 3 condos sell. In 2009 there was only one sale for $725,000.  There are currently two Florencia condos offered for sale, one on the 4th floor at $675,000 and one on the 7th floor for $825,000.  Both of them are the Marsala floor plan with 2,730 sq ft and two balconies. Downtown St Petersburg Florida – busy Saturday, April 18, 2009

The 34th anual Mainsail Arts Festival is this weekend at Vinoy Park in downtown St Petersburg Florida (Bayshore Drive and 7th Ave NE, on the waterfront just east of the Renaissance Vinoy Hotel and the Vinoy Place condominiums.

 Saturday, April 18th, 2009  from 9 am to 6 pm
Sunday, April 19th, 2009 from 10 am to 5 pm

This juried art show generally attracts about 100,000 visitors.

It’s within walking distance of our ALVA office at 238 Beach Drive NE.

Also this weekend in downtown St Petersburg are events from the Festival of States.

The Harvey’s 5K Festival Run starts at North Straub Park at 8 am
The Festival of States Day Parade starts at Central and 5th St at 10 am and ends at North Straub Park at the Renaissance Vinoy Hotel.
The Festival Familyfest is from noon to 4:30 pm in North Straub Park. Games and live entertainment.
Harley Davidson Motorcycle Show.

North Straub Park is between Beach Drive and Bayshore, just south of 5th Avenue North.

Groundbreaking of the new Salvador Dali Museum in downtown St Petersburg

Everyone is invited to the Groundbreaking  of the new Salvador Dali Museum on Friday, December 12, 2008 just south of the Mahaffey Theater on the downtown St Petersburg waterfront. The surreal celebration is from 10:30 am to noon with a light brunch, entertainment and other surprises.

Tropicana Center approved by St Petersburg EDC

The Environmental Development Commission today approved the Tropicana Center proposal for twin towers with condos, hotel and retail to be built in downtown St Petersburg, covering the block from Central Avenue to 1st Ave N and from 1st St N to 2nd St N.  Giving the city its wanted north-south pedestrian walkway in the center, connecting BayWalk with the South Core Parking garage, the project gained a vacation of the east-west alley dividing the block. The main objection to the project had been raised by Tim Baker, who was also a lead objector to the Fuel Group hotel-condominium project proposed for 1st St N and 5th Ave N.

Tropicana Center is planning two towers. The 36 story tower on the west will have 151 hotel rooms and 264 condo units, as well as 400 parking spaces and 46,000 sq ft of retail space. The  33 story tower on the east will have 321 condo homes, 480 parking spaces, and 46,000 sq ft of retail space. The two towers will be perpendicular, with different architectural styles.

With completion not scheduled until 2012, prices have not yet been announced for the downtown condominiums but sizes are expected to range from 850 sq ft to 1,250 sq ft.

Vinoy Marina Construction Started in downtown St. Petersburg, Florida

When Hurricane Dennis came through in July 2005, the Tampa Bay area was basically spared, but a unique combination of winds and tides created havoc in the Vinoy basin, and the floating docks of the marina at the Renaissance Vinoy Resort and Golf Club in downtown St. Petersburg, Florida, were destroyed.

Many of the condominium owners at Vinoy Place kept their boats at the marina, and had to relocate them. Slip rentals at the Vinoy marina are available only to Vinoy Club members (memberships in the Vinoy Club are not limited to owners at Vinoy Place). The hotel only leases 49 of the 74 slips, keeping the others for hotel guests and short term rentals.

The Vinoy hotel has been ready and anxious to rebuild, but the permitting process through the state has been long and slow. The permits issued require the Vinoy to be a "clean marina". The 74 slips approved are the same number as before, but the slips will be larger, in order to accomodate larger boats.

Russ Bond, General Manager of the Renaissance Vinoy Resort, expects some of the Vinoy slips to be occupied by July, and that the entire project will be finished by October. 

Downtown St Pete residents and visitors will be happy to see the marina completed and the yachts back. The new pilings without the floating docks attached has had a desolated look.  Rental rates have not yet been set for these slips, but are anticipated to be competitive with other marinas in the area.
