The Florencia, a luxury condominium in downtown St. Petersburg Florida has quality construction by JMC Development. It was built in 2000 and 67% of the current owners are the original purchasers, so not many condos come available. 90% of the owners have their homestead here so the Florencia is a very stable condo community Each year 0 to 3 condos sell. In 2009 there was only one sale for $725,000. There are currently two Florencia condos offered for sale, one on the 4th floor at $675,000 and one on the 7th floor for $825,000. Both of them are the Marsala floor plan with 2,730 sq ft and two balconies. The Florencia has a prime location on Beach Drive, convenient to the waterfront, parks, restaurants, shops, museums and more. It has a Walk Score of 98 out of a possible 100.

Ovation clients hear Interior Designer Troy Beasley

Todd Beasley, interior designer, speaks to Ovation owners and friends of JMC.
This evening at the Museum of Fine Arts in St Petersburg, Florida, JMC invited owners of Ovation, a luxury condo in downtown St Pete, and other friends to hear Todd Beasley, Interior Designer, talk about Hot Trends. Todd is designing two model condominiums in Ovation, JMC’s latest luxury condo project.
The evening began with a cocktail reception in the outdoor garden of the Museum of Fine Arts and
continued in the Marly Room where Todd Beasley shared the latest Hot Trends in interior design and how to evaluate them. Todd shared slides representative of the trends and stayed after his presentation to discuss specific questions and concerns of the attendees. Beasley & Henley (Stephanie Henley is wife and partner of Todd Beasley) have worked with JMC for nearly a decade and find that JMC really cares for its clients. I’ve found, after working with JMC for two decades, that they build a superior product, care about their customers and listen to them, and truly stand behind their construction.
Tonight was a typical example of how they add continuing value to their clients and friends.

Buying a condo in downtown St Petersburg #1

If you’re buying a condo in downtown St Petersburg Florida, there are several questions you should ask. Here’s #1:
What is the ratio of owner occupied units to the total number of units? There may not be a way to know the true number, but a good gauge is knowing how many of the units have a Homestead Exemption.
For 2007 Vinoy Place owners have homestead exemptions on 71% of the units; Parkshore Plaza on 44% of the units; 475, with a majority of units still unsold, has just 18%; Whitney Plaza, mostly unsold as well, has 0%.

Ovation St Petersburg is Rising to the Occasion

JMC invited some of us today to visit the construction of Ovation luxury condominiums in St Petersburg. We were able to go up into the building, look at the views, and see what you’d see from each room. Fantastic views! This will be a 27 story structure, with only 2 condominiums per floor, which means you get both sunrises and sunsets. The top penthouses have the entire floor.
