This newest condo developed by JMC Communities is located on 4th Avenue NE, just off Beach Drive in downtown St Petersburg, Florida. These new condos will range from 1,567 sq ft to 2,153 sq ft with prices from $494,000 to $834,000. Plans call for 20 condominium units in a 6 story building. Covered parking and garages (2 per unit) are on the ground level, and the 5 floors above each have 4 condominiums. Ovation clients hear Interior Designer Troy Beasley

This evening at the Museum of Fine Arts in St Petersburg, Florida, JMC invited owners of Ovation, a luxury condo in downtown St Pete, and other friends to hear Todd Beasley, Interior Designer, talk about Hot Trends. Todd is designing two model condominiums in Ovation, JMC’s latest luxury condo project.

The evening began with a cocktail reception in the outdoor garden of the Museum of Fine Arts and
Ovation reception at the Museum of Fine Arts St Petersburg continued in the Marly Room where Todd Beasley shared the latest Hot Trends in interior design and how to evaluate them. Todd shared slides representative of the trends and stayed after his presentation to discuss specific questions and concerns of the attendees. Beasley & Henley (Stephanie Henley is wife and partner of Todd Beasley) have worked with JMC for nearly a decade and find that JMC really cares for its clients. I’ve found, after working with JMC for two decades, that they build a superior product, care about their customers and listen to them, and truly stand behind their construction.

Tonight was a typical example of how they add continuing value to their clients and friends.

Ovation St Petersburg is Rising to the Occasion

JMC invited some of us today to visit the construction of Ovation luxury condominiums in St Petersburg. We were able to go up into the building, look at the views, and see what you’d see from each room. Fantastic views! This will be a 27 story structure, with only 2 condominiums per floor, which means you get both sunrises and sunsets. The top penthouses have the entire floor. Pinellas County Florida has record condo sale

Pinellas County had its first closed condo sale over $4 Million. JMC Communities sold one of its Residences at Sandpearl Resort on Clearwater Beach earlier this month for $4,400,000. To my knowledge this is the most expensive condo sale in Pinellas County. I know of 5 condo sales in the $3 Millions. It’s interesting to note that 3 of the 5 most expensive condo sales were in JMC Community Developments. Two sold this year on Clearwater Beach, another in the Residences at Sandpearl Resort and one just to the south in Mandalay Beach Club. The third sold in 2005 in the Grande on Sand Key, just south of Clearwater Beach.

The two other condo sales over $3,000,000 were in downtown St. Petersburg – one last December in Parkshore Plaza for $3,750,000 and one in 2005 in Vinoy Place for $3,400,000. I’m aware of at least one pre-construction condo contract over $5 Million, also in downtown St. Petersburg in the Grand Bohemian – but it’s closings that are proof of the pudding.

St. Petersburg Developer increasing Ovation Condo Prices as of March 12, 2007

JMC Communities, the builder of this 27 story luxury highrise on Beach Drive in downtown St. Petersburg, has announced that as of March 12, 2007 the prices will be increasing by $100,000 per unit, and the decorator allowance offered to early purchasers will also be reduced. This was to be expected, since the groundbreaking took place last month. There are a total of 42 condo units and 3 city homes, as well as retail space along the street. From this prime location at the corner of Beach Drive and 2nd Avenue North, there is convenience to walk to shops, restaurants, museums, a variety of movies and theater, as well as fabulous views of the park, The Pier, the marinas and waterfront, and open Tampa Bay.
