On January 1st, The Simms Team merged with Coastal Properties Group, the exclusive affiliate of Christie’s International Real Estate in Tampa Bay.  We’ve enjoyed our five years owning ALVA International, a boutique real estate company in downtown St Petersburg, but realize that the real estate market is changing and we need to change with it. We’ll continue to operate as The Simms Team, as we have for many years, and will now have the additional resources of Coastal and Christie’s International to offer our clients.  We’ll offer the same personal service but with more tools and reach. Christie’s – yes, the same as the auction house – has provided integrity, expertise and exemplary service since  1766. Alex and Laren Jansen opened Coastal Properties Group on Clearwater Beach in July 2012 and have been making waves in north Pinellas county ever since. St Petersburg is Coastal’s sixth office, with a seventh soon to open on Treasure Island.

Parkshore Plaza downtown St Petersburg Florida 1st Quarter 2007 Update

Parkshore Plaza, a luxury condominium on Beach Drive in downtown St. Petersburg, was completed by Opus in 2006.  According to the Pinellas Realtor Organization MLS, at the end of the first quarter of 2007, there were 20 units available ranging in price from $569,000 to $3,500,000.  One large city home was under contract, which is listed at $1,400,000. MLS records show 3 sales in 2007: two city homes from $539,000 to $639,900 and a penthouse at $2,376,500.  For information on any of the condo units, please contact The Simms Team.

1010 Central GRAND OPENING St Petersburg Florida

1010 Central, a 114 unit condominium development by Miles Development Partners, will hold its Grand Opening on April 12, 2007 from 5:30 – 8:30 PM. This four story building covers nearly a city block between Central Ave and 1st Ave S. There is one retail unit and several work-live units with a residence above a store. A model residence will be available for tour.

Sonata Condos Approved for downtown St Petersburg, Florida

Adjacent to our office building, across the alley to the north, the Environmental Development Commission has approved the development plan for the mixed-use development at 232 2nd St N in downtown St. Petersburg.

Many will recognize the old Piano Exchange Building, a Mission style historic structure. After being closed up for years, it is currently being remodelled for a welding company.

Plans call for ground level retail, typical of new developments in downtown St Pete, along with a lobby and service space, topped with four levels of parking. The top of the parking structure will be the private deck and pool for the condos that will rise in a tower in the northwest corner. This is planned to be a 19 story building overall, with 32 condos. The developers say that there will be substantial landscaping around the building with a significant water feature at the base of the tower.

Some residents and groups objected to the demolition, including St Petersburg Preservation, Inc. Nonetheless, the EDC approved the project, including a variance allowing the building to extend up to the property line, but did add a condition that the developers must preserve several murals from the existing building, which were painted by George Hill in the 1930s.

Grand Bohemian St Petersburg Changes Approved

One block south of our office is the site for the Grand Bohemian Hotel, a Kessler project. The Grand Bohemian had applied for a change decreasing the number of luxury condo units from 82 to 52 and increasing the number of hotel rooms from 175 to 254. The Environmental Development Commission has now approved that change. The hotel is scheduled to be built at the northwest corner of 2nd St. N. and 1st Ave N. in downtown St. Petersburg. The condominium units will start on the 26th floor.

St Petersburg Voters Approve Spa & Fitness Center for Renaissance Vinoy Hotel

One of the safeguards that preserves the parkland along the waterfront in St. Petersburg, Florida, is a requirement that in order to sell or long-term lease any portion of these park lands, city voters must approve the specific use by public referendum. Such a referendum was on the ballot yesterday. Residents feel the Renaissance Vinoy Hotel, a restoration of a 1920s "grande dame" of Mediterranean style, is a very positive part of downtown Saint Petersburg and are proud of her.

Vinoy General Manager Russ Bond explained to voters that the 17,000 sq ft spa and fitness center are necessary to compete with comparable hotels in the area. There will be no detraction from the waterfront views, and the project will have no effect on the design or layout of the original structure. The spa will be located behind the hotel and may affect the parking garage and tennis courts. The voters approved this. The project is expected to start before the end of 2006. This major expansion and relocation of the current spa and fitness center should be another attraction of this charming and well-located downtown hotel.

Many guests at the Vinoy Hotel enjoy downtown St Petersburg and the surrounding area so much that they become residents or buy a second home here. Because the hotel is such a special place, many St Pete residents and businesses suggest that their guests enjoy a stay at the Renaissance Vinoy.

Guests as well as St Pete residents enjoy sitting on the Vinoy verandah, overlooking the waterfront, the parks, downtown and Beach Drive – whether for a morning coffee and newspaper or an after dinner drink.

Grand Bohemian Condos St Petersburg Florida

The Grand Bohemian, a 254 rooom luxury hotel with 52 condominium residences above it, starting on the 21st floor, centrally located in downtown St. Petersburg, Florida, is now available for preconstruction purchase. The condos will have 1, 2 or 3 bedrooms and are priced from $585,000 up to $5,858,000 for the penthouse. This stunning building is designed by Fullerton Diaz Architects. In the tradition of the Grand Bohemian Hotel in Orlando, the property will focus on music and the arts, and this property will have an Asian influence. Great water views of Tampa Bay from the condo floors. Each unit will have Snaidero cabinetry, with SubZero, Wolf and Miele appliances. The condos will have a private entrance, elevators, and a club room lounge and sundeck. Through the hotel, the condos will have room service, housekeeping, valet and concierge services available. Progress on Signature Place, downtown St Petersburg, Florida

A stream of concrete trucks, 147 of them, provided concrete for the foundation of Signature Place, a highrise condominium with great architecture – lots of glass, all water views, and shaped like a sail. When completed (estimated for March 2009) this will be a landmark in the St Petersburg, Florida skyline. The traffic jam forecast by the St. Petersburg Times did not occur and 11 city blocks were NOT gummed up. The rotation of trucks was well orchestrated and did not disrupt traffic. This is yet another milestone along the way for Joel Cantor, developer. Desirable condos are still available in Signature Place – for more information, contact The Simms Team.

We may get off topic, much as we would if we were spending hours in a car with you, going from neighborhood to neighborhood. I’m Sharon, the “Mom” of the team, and I’ll be doing most of the writing, but occasionally you’ll hear from the other team members as well: Tami, Rob and Amy. Expect to learn about real estate, coming developments, trends, building materials, floor plans, traffic, beaches, boats, golf and Gulf  – all of these touch real estate, so we’ll have a wide range of topics.
